Kestrel completes Granary development in six weeks

Kestrel Timber Frame – has erected three timber frame houses in record time.

Kestrel erected three timber frame homes as part of a larger development at the Granary in Spalding, Lincolnshire for Inntact Properties. The homes were constructed in just six weeks next to the site of the refurbished Granary, formerly a popular local nightclub.

Inntact Properties director Moira Clark explained: “The Granary was purchased in 2005 after the previous owners had ceased trading as a nightclub. Because the Granary is a well known local building and is of historic interest it was important that we completed the refurbishment in a sympathetic way. This was reflected in the development and the character of the building was retained.

“The Granary itself was converted into flats. As part of the development some out buildings on the site were demolished and replaced with three one-bedroom houses.

“Because the development is in a conservation area the houses also had to reflect the character of the Granary.”

Kestrel designed the frames based on building drawings supplied by the developer. They were manufactured by Kestrel in its factory at Market Deeping before its highly experienced teams delivered the frames to site and swiftly erected them. This made it possible for the builders to construct the complete homes in a fraction of the time required by conventional construction techniques.

Paul Adams of Kestrel said: “By using our timber frames Inntact Properties was able to control its costs and reduce the amount of time it took to construct the new homes, helping it to remain ahead in the current highly competitive housing market.

“Having three homes constructed in just six weeks is a new record for Kestrel but we are confident we will be achieving even better results before long.”

As well as speed of construction, timber frames offer other advantages. Space on the Granary development was at a premium. Because the foundations needed for timber frame buildings are often less extensive – and less expensive – than those required for buildings built entirely with traditional bricks and blocks the builders were able to make the best use of the space available.

Timber frames also make it easier to meet the increasingly strict legal requirements for energy efficiency in buildings – a benefit not just for the builder but also for the people who subsequently occupy the property.

All Kestrel’s timber is obtained from guaranteed sustainable forest sources, adding to the environmental benefits of this method of construction.
